One Domino Square – Condos – The new soul of the Brooklyn waterfront skyline

Brand new building|39 floors|160 units|Completed in 2024

Jerry Wang’s pertinent assessment

Building – The building has a water view of the building, the biggest selling point, the design and planning of the building is good, if there is no water view, it is relatively not so worth buying.

Transportation – Location is somewhat out of the ordinary, unless a 15-18 minute walk to the subway or ferry is acceptable, but if you want to get in and out of Manhattan or other areas, you need to evaluate whether it is acceptable. The surrounding area is a relatively new development and living circle in Williamsburg, so the convenience of living in the surrounding area is currently good, and the long-term development must be good.

Value – The price of new construction projects has been pushing new highs in the last 15 years, and the appreciation space above Kent Ave is not so strong unless it is close to the subway station (North 6-7th Street). Personally, I think it’s because of the ease of transportation.

Others – South of Williamsburg, I think this is close to the limit, further south and southeast are industrial areas and long-term old-school Jewish neighborhoods, where there is a risk of flooding every year due to heavy rains, and low-lying areas and drainage problems are difficult to improve in the long run. Because One Domino Square is two buildings (for sale + rental) that are close to each other and very close to bridges and open-air metro lines, there are orientations, spacing and noise issues that need to be taken into account.

Perfect for – People who like brand new buildings, large communities, luxury amenities, and water view rooms and don’t particularly mind commute time. It is recommended to also look at the William Wharf Building.
