Central Park Tower “CPT” or Central Park Tower is the newest tower on 57th Street, developed by Gary Barnett of EXTELL, like One57. If I were to say that CPT’s two main features are its location and amenities, and for those looking for a central park view or a super tall building with a bird’s eye view of Manhattan, CPT is a new construction project that is definitely worth considering.

The original One57 team returned to 57th Street to design the CPT. The benefit is that the design of this type of super tall home will continue to be refined and improved, and the new design will make more sense than the previous one.

There are many ultra-high-end buildings on 57th Street, but not all of them have a lot of amenities. There are two main reasons for this: the building’s floor plan is not very large, and it has been nearly 10 years since the first 57th Street mansion was completed, and the architects did not have such a large facility in mind when they designed it. As more and more buildings were built, architects and developers realized they needed to prepare more space for resident amenities.

The Central Park Building is conveniently located between 57th Street and 7th and 8th Avenues, so it’s right in the heart of Manhattan, perfect for uptown and downtown, any office or school.

Fashion Design FIT: 8 minutes

Because CPT is located in the middle of Central Park on 57th Street in Midtown, it has a spectacular view of the park to the north and great views to the east, south and west. (Compared to One57 where there is an Essex House in front of it)

There are many fine restaurants around CPT, 3 of the 5 3-star Michelin restaurants in New York are nearby, and the other 2 can be reached within 10 minutes.

There are 8 subway lines within 5 minutes (1, B, D, E, N, Q, R, W)


The View


The view is one of the highlights of Central Park Tower. The north-facing houses are of course the most expensive and the most sought-after view, but I think the south, east and west-facing houses have their own highlights.



The overall interior and layout of the building is very nice and simple.

The kitchen is equipped with custom cabinets from Devizes Smallbone and quality Miele appliances.

The only two criticisms are that some of the closet designs are not so ideal and some of the spaces are fragmented. Some of the doors are too close to each other, which is not ideal.

Overall, the Central Park Tower has a real advantage over the taller buildings on 57th St. There are many tall buildings on 57th St, but not many worth considering.


For example, the Steinway Tower (111 West 57th Street) next door has a lawsuit between the engineering team and the developer, and a settlement/completion is still a long way off. 432 Park is for people who live on the east side of the street, but it’s a lot of work to get to Columbia, FIT or offices on the west side. The choice is a matter of personal preference, price and view.
