Long Island City is about 15-20% lower than Manhattan because of its convenient transportation, making it a suitable choice for many New York City residents who need to get in and out of Manhattan, such as office workers and students. A lot of people have shifted their focus since the relocation, but Long Island City as a whole is a very interesting and still very promising area.

It is often said that the price of Long Island City is too high to buy, but I disagree, the main reason is that the development of Queens has been relatively slow, and the real estate market in Manhattan has begun to appear excessively polarized, resulting in the disappearance of good mid-priced properties, and the cost of holding a house in Manhattan has increased significantly, and the real estate in Long Island City seems to be worth considering due to the sharp rise in land taxes and property fees every year.

However, when choosing Long Island City, each area is very different, and there is a lot of attention to the small environment when choosing a location, because there are bridges to Manhattan, Midtown Tunnel, 3-story subway lines, Long Island Rail tracks, and other facilities to avoid, which we will explain in more detail later.

Long Island City is conveniently located in about 5 minutes by subway or car to Manhattan, and Long Island City is also very accessible, with E, M, 7, G, N, W, R subway lines, and Long Island Railway Station. In addition to getting in and out of Manhattan, Long Island residents can easily get to Flushing or Brooklyn in Brooklyn, including Metro Line 7 and Metro G, which are unmatched by any other location in New York City.

Long Island City used to be an industrial area with factories, subway buildings, warehouses and garages, but in 2001 it was rezoned as a residential area, and since 2010 it has become one of New York City’s fastest-growing neighborhoods.

Because Long Island City has many bridges, tunnels, subways, etc., in and out of Manhattan, you need to pay a lot of attention to this when choosing a location. For example, the entrance and exit of the Manhattan Bridge is very trafficgy, and the noise of the open-air subway line is very scary. Finally, there are the parking spaces of the Long Island Railway, government facilities, highways, and power plants, which are all factors that greatly affect the quality of housing and the appreciation of residential buildings.

Block analysis

The entire city of Long Island can be divided into several blocks

Vernon Blvd, Hunters Point and the waterfront to the west, Court Square in the middle, Queensboro Plaza Bridge to the north, and Queens Plaza to the east, each with its own advantages and disadvantages. In the past, the fastest growing areas were Centre Blvd in the west along the waterfront and Vernon Blvd and Hunters Point in the Old Town, which were also the areas with higher unit prices from 2010 to 2018. But with the development of other regions, the advantages of other locations have become more prominent.

First of all, when we evaluate Long Island City, it is important to note that although the whole Long Island City is large, the elite area worth considering is not large. For example, it only takes 15 minutes to walk from the central Court Square to the waterside park, so although it took a lot of time to analyze it in detail, it was actually a relatively detailed environment.

The old town to the west with the waterfront

Old Town Vernon Blvd, Hunters Point Hunters Point, and the waterfront are some of the most mature neighborhoods in the early days, and because Long Island City is just across from Manhattan, the waterfront has the best views, but it’s not without its drawbacks, such as the water’s edge being windy in winter, the subway station is far away, and there are fewer options and more expensive properties with views. Old Town has arguably the most dining options in Long Island City, with the waterside generally being more expensive, while Vernon Blvd is on the lower to mid-price list. The main advantage of living in the old town is that the community is very mature and there are no worries about dining.

Court Square in the middle

Then there’s the Court Square in the middle, which has been the fastest growing area in Long Island City in the past five years. Because the development of Courthouse Square is relatively late compared to the Old Town, the surrounding facilities are relatively new, and the Courthouse Square is actually the convergence line of the Long Island City subway, and it is also the first stop of the EMG subway line, and it is closer to the subway station, so it is much more convenient to get to and from Manhattan than the Old Town.

Because it is a new community, the surrounding dining is still improving, but in any case, the recent successive positive news and new business openings can be said to make this area the most eye-catching location of LIC in the future, and in my personal opinion, because the surrounding living environment is better and the negative facilities have little impact, Courthouse Square is one of my personal most recommended locations.

While the neighborhood still needs to be improved, there is still a lot to be done in Court Square, such as Foodcellar, Starbucks, Chipotle, hot food store Deli, dry cleaners, Partners (Toby’s) Coffee, as well as many Foodtrucks, bars, and a variety of mid-to-high-end restaurants including Levante and M. Wells Steakhouse, etc.

New businesses have been confirmed and several restaurants that have recently opened include Trader Joe’s, JACX, WeWork, Shake Shack, and Tacombi next year. The presence of these businesses will have a very large impact on Court Square in Long Island City, especially in recent years, as the real estate community has observed, as long as Trader Joe’s is in the area, local housing prices will rise sharply in the next five years.

Queens Plaza to the east

Queens Plaza to the east of LIC and its extension to the east are very familiar to many international students, as several famous rental buildings are located there, including Jackson, Eagle Loft, and more. The Queens Plaza subway station is a junction of an open-air subway line and an underground subway line, and it is also one of the entrances and exits of Queens on 59th Street into the Manhattan Bridge, so although it is convenient, it is also a noisy area.

If you continue to walk east from Queens Plaza, you will find more garages and old factories in the past, which is still an unexplored area of LIC. Personally, I think that Queens Plaza will be the easternmost choice for LIC to live in, and then there are actually many car repair shops, etc., which can be considered for investment, but the convenience of life is relatively low if you live in it.

Compared to Court Square, Queens Plaza is noisy, has fewer dining options, and has fewer options for buying and selling, as most of them are mainly rental buildings.

Queensboro Plaza Bridge to the north

Then there’s the Queensboro Plaza Bridge to the north, which has always been a low-to-medium price option, and the food is also relatively cheap. As a result of the amenities and amenities in his vicinity, the North Side will continue to be one of the most affordable locations on Long Island. Many will find that Long Island City’s current prices have caught up with several lower-priced areas of Manhattan and feel that there may not be much room for it. But I think that’s wrong, first of all, it’s not for nothing that home prices in Long Island City continue to climb, and if we also compare the waterfront areas of Brooklyn, we will find a trend, and Manhattan has always been driven by the best locations and properties. The main reason is that Manhattan is saturated with buildings, old buildings are difficult to change, and Manhattan’s transportation and living convenience also vary greatly depending on the location, so the appreciation potential of Manhattan’s protein district is not as strong as that of Brooklyn and Queens.

For example, the environment of the good location in Brooklyn Heights is much better than the financial district and the Two Bridges district in Lower Manhattan, and there are many houses with better views than many houses in Manhattan.

In addition, many of the design, construction, and materials used by the houses in these areas are much better than many older houses in Manhattan, resulting in more buyers willing to pay, which greatly increases the price of the house. Because of this, the unit price of home prices in Brooklyn Heights is much higher than in many areas of Manhattan. However, Long Island City still has a lot of room for growth because of its late overall development.

In terms of transportation convenience alone, Long Island City is much more convenient than Brooklyn Heights and Tambo, and I believe that the overall housing prices in Long Island City will be higher than those of Brooklyn Heights and Tambo in the future, surpassing more mid-to-low-end areas in Manhattan.
