Skyline Tower – The Tallest Condo in Queens

Brand New Building | 67 Stories | 802 Units | Winter 2020 Closing

Long Island City seems to have faded from the limelight after the Amazon debacle, but in reality, its housing prices and the area are still growing. Today, we will introduce the tallest and most sensational residential building in Long Island City – the Skyline Tower.

Basic Information

Brand new building
67 floors
802 units
Due in winter 2020
Mostly 1 to 3 bedrooms (and some studios)

Suite price: from $660,000
1-bedroom Price: from $900,000
2-bedroom price: from 1.2 million
3-bedroom Price: from 2.4 million

Facilities

Due to the size of the building, so the facilities are very good

High-end gym
Pilates and yoga room
75 feet heated swimming pool
Sauna + Jacuzzi + Steam Room + Private Treatment Room
Business Room + Meeting Room + Leapfrog Multipurpose Room + Outreach Kitchen
Children’s Playroom
Pet Spa Room
Bicycle storage room
Indoor Washer and Dryer + Laundry Room
Parcel Room + Refrigerator + Doorman + Elevator + Parking + Storage Room etc…

Location
This building is in a great location

It is located at Court Square Station, the first station from Manhattan to Queens, and the developer took advantage of this location to negotiate a joint entrance with the city. Residents can enter the subway station directly from the building without having to go around the building (a very rare occurrence in New York City). For safety reasons, building residents need to exit the building, turn right and walk 15 seconds to the subway entrance.

Walking to the subway station 30 seconds
3 minutes to Manhattan by subway
Any school can be reached within 10-30 minutes
Supermarket 1 minute walk
More and more restaurants in the neighborhood
25 minutes to Flushing by subway
20 minutes to JFK

The only downside is that the 7 subway line/subway station is to the west, so if you want to enjoy the view of the Manhattan skyline while avoiding the negative noise from the subway, I would recommend buying an apartment with 20 floors or more to the west or a south facing apartment.

Views

As the tallest residential building in Long Island City, the view is certainly a highlight. Whether it is a Manhattan+ water view facing west or south, or an unobstructed view facing east or north, it is a very attractive choice.

Room Type and Interior

Overall, the interior and layout of the building are very modest, with a neutral color palette and materials, and a very square and simple layout, especially for the few square and well-oriented apartment types inside.

The floor height of the house is about 9 feet 6 feet, which is commonly seen in good houses recently (depending on the floor, it may vary)

Pros

Convenient transportation and good location
Good view from the 16th floor and will not be blocked in the future
Many facilities
Surrounding living environment continues to improve
Landmark buildings No taller buildings will be built in the next few years
Very high demand in the rental market

Cons

Large building with many units
Line 7 to the west is a 4-storey subway station, so it will be very noisy if the floor is too low.
Some units are too small or not square enough
The building is a bit awkward to move around
More investment buyers

Conclusion

9/10

Suitable for students of NYU, Baruch, SVA, FIT and other midtown and downtown schools.
Suitable for working people in Midtown and Downtown.

Overall I think Skyline is a good choice and a very safe place to buy while Long Island City is still growing. Considering the ever-increasing land taxes and property costs in Manhattan, Long Island City is a good choice for both investment and homeownership. It is also worth mentioning that in 2018-2019, when the overall housing market in New York City is still in the doldrums, Long Island City’s new homes have turned in very good results, which is an indicator that the area still has room for growth.
